Happy New Year and an Outlook of the Real Estate Market from Barbara Corcoran




The State of the Market in General

Anyone who bought or sold a home in 2010 can tell you that it was a challenging year for real estate. Corcoran described it as "choppy" and more than anything else, "confused."


Looking ahead, however, there are a couple of wild cards out there that could make the real estate market in 2011 look very different. First, says Corcoran, if the job market improves, we will see an immediate improvement in the residential market. So that's good news for sellers.



Next is a government incentive similar to last year's first-time homebuyer tax credit. "If the government comes in with some great incentives, as they did last year, first time homebuyers will get a jump up in the real estate market as well," Corcoran says.



Lastly, Corcoran points out that the health of the real estate market is at least somewhat in the hands of the media. "The more that's written about how terrible the housing market is, the more apt people are to sit back and do nothing," she says.



Advice for Buyers

We next asked Corcoran if she had any advice for a buyer who is planning to purchase a home in 2011 and might be a little bit nervous about the uncertain state of the market.



"Of course anyone in this market with so many mixed signals is nervous about buying," she acknowledges. "But my advice would be to not wait. If there is one thing I've learned about this real estate market, it is that it usually takes a very long time to unwind but once it decides to turn around, those prices will move up very quickly and you'll just be joining every other Tom, Dick and Harry out there bidding on the same house."



Corcoran also points out that now is a particularly good time to buy since interest rates are so low. Just five years ago rates were up at 8 percent. Now they are down at 4.5 percent. "That is a phenomenal savings and people don't realize it," she says.



Unfortunately, Corcoran doesn't expect many buyers to jump on this opportunity. "What happens in the real estate business is that people are more comfortable buying when everyone else out there is buying and overbidding on property," she says. For some reason, folks feel like they are making a smart decision if they are moving along with the herd.



Advice for Sellers

What's Corcoran's best advice for sellers in 2011? They need to do a couple of things: First, they should be thinking about pricing their home for exactly what it's worth. The strategy of pricing a home high and letting buyers make a lower offer can backfire, she warns.



"In today's market, it takes seven bids from buyers to get one acceptable price," Corcoran says. "If you haven't gotten seven bids, you have no hope of selling a home. So you want to price it right against the bone so people are willing to bid."



Her second piece of advice for sellers is to realize you are in competition with your neighbors. "They are competing with you to sell their house, so you had better make sure that yours is prettier than theirs," she says.



How do you do that? You make the inexpensive improvements that buy you some "fashion sense." You even consider staging your home and renting furniture. You do the little things that people notice--"whatever you need to do to make your house compete best with the neighbor that is selling his home," she says.



Will Home Prices Rebound in 2011?

Some would-be sellers are sitting on the sidelines now and waiting for home prices to return to their pre-bubble prices. We asked Corcoran if that's a wise move and whether home prices will rebound any time soon.



The good news, she says, is that she wouldn't be surprised if prices returned to the same level--and then push even higher--within the next three years. "Real estate markets can recover much faster than they can fall," she says. "I've seen it time and time again. And so miracles can happen."



Of course, no one knows for certain what the future holds. Even data can be misleading. The best move for buyers and sellers alike? Carefully consider your own unique situation, do your homework and seek out advice from trusted sources to help ensure you are protecting your long-term financial success with any of the moves you plan to make.

Some New Canaan Market Stats


I was checking a few things and I noted some points regarding a slight pickup in the market.
The median sales price for homes in New Canaan for Aug 10 to Oct 10 was $1,408,750. This represents an increase of 4.4%, or $58,750, compared to the prior quarter and an increase of 34.2% compared to the prior year. Sales prices have depreciated 2.8% over the last 5 years in 06840, New Canaan.
Average listing price for homes in New Canaan was $2,365,529 for the week ending Nov 24, which represents an increase of 2.2%, or $50,563 compared to the prior week and an increase of 1.9%, or $43,667, compared to the week ending Nov 03. Average price per square foot for homes in 06840 was $460 in the most recent quarter.

New Canaan Modern's. Now Recognized and on the National List of Historic Homes

I am thrilled that two of my clients have homes that are now nationally recognized as owners of these notable homes.  In both these cases, I had the listings on these great homes and I decided to publish them on a modern homes website. Both of my clients came to me as buyers and bought these houses. The process was smooth as I, acting as both listing and selling broker, brought it to a quick conclusion especially when the buyer knew what he was truly looking for.

 

Anyone who appreciates mid-century modern architecture knows that a treasure trove of these homes have quietly existed in New Canaan for more than the past fifty years.

The Glass House announced that 18 modern residences in New Canaan have been added to the State and/or National Register of Historic Places. Six homes were placed on the state's register and 12 on the national register. The designations signifiy that the homes have been successfully recognized as historically relevant and have joined the official list of places worthy of preservation

New Canaan and the Fall 2010 Market. It's all about Pricing

As of September 18, 2010, this is what is happening in New Canaan. There are currently 239 homes on the market and a total of 165 have closed so far this year which is a 50% increase over last years sales to date of 109 sales. In addition, there are also 21 more pending sales yet to close. Although the average sales price has seen as slight increase over last year rising to $1,764,962 from $1,669.845, this does not paint an accurate picture because there have been more higher priced sales this year. 16 homes have closed over 3 million including 2 sales over $7,000,000. The average list to sell ratio this year is 93% taking an average of 217 days to sell. The median price is a bit more telling with the median price rising from $1,450,000 in 2009 to $1,500,000 to date this year.

In this fall market, however, many homes have remain unsold causing a tug of war between anxious sellers at one end and patient buyers taking their time on the other end. This situation is causing stress for many sellers who have not adjusted their expectations to the reality of the changing market. However, there are some homes being sold sooner rather than later and at prices closer to the listed price. For example, two of my listings which I have sold myself recently this year, 1702 Oenoke Ridge $1,425,000 and 12 Ludlowe Road $1,450,000 both sold at 95% of list price and another listing at 156 Old Studio Road sold in one week for $2,200,00 at 98% of asking. The condominium market increased 100% in closed sales from 16 in 2009 to 34 in 2010, however the average price has decreased from $813,593 to $643,132. This can also be attributed to 3 condo sales in 2009 over $1,000,000, but the list to sell ratio improved to 94%. The rental market is consistent with last year both at 151 units rented at a median price of $3400.

This home located at 21 Shady Knoll Lane in New Canaan is currently on the market and has just been reduced to $1,899,000. It is nearly new construction and just about perfect.  Priced at $300,000 under the original purchase price, it represents one of the best values on the market today and mortgage money is available. The pastel interior at Gelatissimo — Key lime walls, mango yellow countertop, papaya-colored tables — complements the colorful gelati in its freezer case: a large range of sumptuous flavors that Nuccia Mazzoneggo has been offering her customers in New Canaan for the past five years. Out of a rotating list of about 60, up to 22 flavors are available at a given time (from $3.75 to $6.25 a serving, depending on size). All are made on the premises by Ms. Mazzoneggo in batches no larger than a gallon and a half.
Ms. Mazzoneggo, who, with her husband, Andrea, owns the shop, was born in Italy, where she learned to make gelati from her father-in-law. The handmade quality is evident in the swirled, asymmetrical mounds packed into the cooler’s rectangular bins. It is even more apparent in their velvety smooth texture and vibrantly fresh taste.

The most popular flavors — mint-chocolate chip, a very intense chocolate, and chocolate hazelnut candy — are available most of the time. Others, like watermelon (made from fresh fruit), dulce de leche and a dairy-free passion fruit sorbet, appear seasonally, with a fig-based gelato to debut soon. A recent rosemary gelato was smooth and creamy, with pleasingly piney overtones, while pistachio, made from nuts imported from Sicily, was flat-out one of the best around, without a hint of the almond extract used by so many ice cream producers.

Gelatissimo also offers made-to-order crepes, filled with Nutella and topped with gelato, fresh strawberries and chocolate sauce ($6.25). Custom-made gelato cakes are available, too ($45 to $62, depending on size).

For the best dinner in New Canaan, try Chef Luis located at 129 Elm St.  The dishes are so fresh, unique and flavorful and I had the best bucatini since I had bucatini all'amatriciana in Rome and the desserts are wonderful.  Chef Luis is definately worth it.
